Foreign buyers may acquire an unlimited number of non-landed private homes ie; condominiums and apartments. The only foreigners who may buy HDB flats (public housing) on the resale market are PRs.
Foreigners have to be PRs first before they can receive permission to buy landed homes on mainland Singapore. Sentosa Cove is the only location where foreigners who are not PRs are allowed to purchase landed property. Foreigners interested in purchasing a landed property must seek permission from the Land Dealings (Approval) Unit under the Singapore Land Authority. Foreigners, including PRs can at any one time own only one landed home in Singapore and must occupy it themselves rather than to rent it out.
Banks in Singapore are able to lend up to 80% of the valuation of the property. Currently, the lending rates range from 2% to 3% per annum and varies according to the type of home loan packages. Most banks are able to lend up to a tenure of 35 yrs depending on the age of the youngest borrower.
